Hatay Housing Sales in September 2026: TurkStat Figures and Their Limits
10/31/2026 · 5 min read
The most regular official source for anyone tracking Hatay's housing market is the Housing and Workplace Sales Statistics that the Turkish Statistical Institute (TurkStat, TÜİK) publishes every month. This article uses the September 2026 bulletin, released on 16 October 2026, together with the province table in TurkStat's data portal to report Hatay's figures, compare them with Türkiye as a whole and with neighbouring provinces, and explain what these numbers do and do not show. The provincial figures were taken from the TurkStat data portal on 31 October 2026.
How Many Homes Were Sold in Hatay in September 2026?
According to TurkStat's province-level sales table, 1,506 homes were sold in Hatay in September 2026: 342 first-hand sales and 1,164 second-hand sales. A year earlier, in September 2025, 1,337 homes were sold in Hatay (335 first-hand, 1,002 second-hand). Total sales therefore rose by about 12.6% year on year, first-hand sales by 2.1% and second-hand sales by 16.2% (percentages calculated by us from TurkStat's counts). In the same month 274 workplaces were sold in Hatay, 35 first-hand and 239 second-hand.
Total home sales: 1,506 (September 2025: 1,337)
First-hand: 342 (September 2025: 335); about 22.7% of the total
Second-hand: 1,164 (September 2025: 1,002); about 77.3% of the total
Hatay's share of the national total: about 1.06% (September 2025: about 0.85%)
Comparison with Türkiye and Neighbouring Provinces
According to the TurkStat bulletin, 142,390 homes were sold across Türkiye in September 2026, a 9.3% fall on the same month a year earlier. First-hand sales rose 3.9% to 51,519, while second-hand sales fell 15.3% to 90,871. Mortgaged sales rose 5.1% to 23,397, or 16.4% of the total. Foreigners bought 2,167 homes. In January–September, 1,092,919 homes were sold nationwide, 7.2% fewer than in the same period of the previous year.
The other provinces in Hatay's TR63 region show a different picture: TurkStat's province table records 1,220 home sales in Kahramanmaraş in September 2026 (September 2025: 1,322) and 523 in Osmaniye (September 2025: 583). In both provinces, the count fell compared with a year earlier.
(Interpretation) In September 2026 Hatay diverged from both the national trend and its two regional neighbours by posting an annual increase, most of it from second-hand sales. Hatay's first-hand share (22.7%) is well below the national average (36.2%). However, a single month can be volatile, and TurkStat's data do not explain the increase; a changed post-earthquake base, the timing of title-deed transactions or other factors may play a part. Several months need to be followed together before speaking of a trend.
The figures are sales counts; they say nothing about prices, value per square metre or rents.
According to TurkStat's metadata, the data come from the records of the General Directorate of Land Registry and Cadastre and cover only the sale of independent units with condominium servitude or condominium ownership.
Sales based only on a sales contract and not registered at the land registry are excluded; for example, a home sold off-plan by contract is counted in the month its title deed is transferred.
The province table has no district or neighbourhood breakdown, so it cannot show in which district of Hatay sales increased.
Percentage changes and shares are our own calculations from TurkStat's counts; the annual Hatay total in our Data Center is based on the sum of the district table and may differ slightly from the province table.
TurkStat will publish the next bulletin (October 2026 data) on 17 November 2026. This article is not investment advice and makes no promise of prices or returns. Because figures may be updated later, check them directly in the TurkStat data portal; official pages may change over time.

From the official data
Housing Sales: Before and After the Earthquake
TurkStat's house-sales statistics, based on title-deed records, show 23,120 homes sold in Hatay in 2022 (sum of the districts listed in the district table), 10,538 in 2023, 13,919 in 2024 and 15,992 in 2025. Hatay accounted for 0.95% of the 1,688,910 homes sold nationwide in 2025.
Sales fell 54% in 2023 versus 2022, then rose to 13,919 in 2024 and 15,992 in 2025 (14.9% on the previous year; Türkiye +14.3%). The 2025 volume is roughly 69% of the 2022 volume: transaction activity is recovering but has not reached its pre-earthquake level. Hatay's share of national sales was 0.94% in 2024 and 0.95% in 2025.
The mortgaged share (7.7%) is below the national average (14.0%), while the first-hand share (25.3%) is above it (32.0%). Together they suggest that deals are relatively mortgage-free and that new-build supply carries weight in sales (interpretation).
What it means for an investor: transaction volume says something about market liquidity; district-level counts give an idea of how easy it may be to find a counterparty in a given district. The data contain no price information.
Limitation: These data do not show housing prices; they reflect the number of title-deed transactions. TurkStat's district table never lists Kumlu, and in some years omits Altınözü and Yayladağı, so the sum can be smaller than the provincial total. A separate source (e.g. the CBRT House Price Index) is needed for price trends.
