Serviced Apartment & Short-Term Rental Investment

Health tourism patients, business travelers and long-stay visitors involved in the rebuilding process are creating steady demand for a serviced apartment model positioned between a hotel and a classic rental unit.

Interior of a modern serviced apartment

Health tourism patients and their companions coming to the region, business-travel professionals, and construction/consulting teams working on long-term rebuilding assignments all need short-to-mid-term accommodation. The serviced apartment model combines hotel-level comfort with the flexibility of a home setting, addressing this demand directly.

What Project Types Are Worth Considering?

  • Serviced apartments targeting health tourism patients
  • Short-term rental units for business-travel professionals
  • Regional operation of a franchise serviced apartment brand
  • Operating part of an existing residential building as serviced apartments

Which Areas Should You Consider?

Locations close to Antakya's major hospitals are the primary area for health tourism guests. Proximity to the central business district offers a separate advantage for business-travel professionals.

Licensing and Permit Process

  • Tourism operating certificate or short-term-stay permit for short-term rental
  • Compliance with building management/site regulations (if using an existing residential building)
  • Business opening and operating license
  • Tax registration and short-term-rental notification obligations

Incentives and Support

Serviced apartment projects holding a tourism operating certificate can access general tourism incentives; referral partnerships with health tourism hospitals also support occupancy.

What to Keep in Mind

Short-term rental regulation (such as the daily-stay permit) can be updated periodically; keeping current on these updates is important to keep the operating model compliant.

From the official data

Housing Sales: Before and After the Earthquake

TurkStat's house-sales statistics, based on title-deed records, show 23,120 homes sold in Hatay in 2022 (sum of the districts listed in the district table), 10,538 in 2023, 13,919 in 2024 and 15,992 in 2025. Hatay accounted for 0.95% of the 1,688,910 homes sold nationwide in 2025.

What does this data mean for an investor?

Sales fell 54% in 2023 versus 2022, then rose to 13,919 in 2024 and 15,992 in 2025 (14.9% on the previous year; Türkiye +14.3%). The 2025 volume is roughly 69% of the 2022 volume: transaction activity is recovering but has not reached its pre-earthquake level. Hatay's share of national sales was 0.94% in 2024 and 0.95% in 2025.

The mortgaged share (7.7%) is below the national average (14.0%), while the first-hand share (25.3%) is above it (32.0%). Together they suggest that deals are relatively mortgage-free and that new-build supply carries weight in sales (interpretation).

What it means for an investor: transaction volume says something about market liquidity; district-level counts give an idea of how easy it may be to find a counterparty in a given district. The data contain no price information.

Limitation: These data do not show housing prices; they reflect the number of title-deed transactions. TurkStat's district table never lists Kumlu, and in some years omits Altınözü and Yayladağı, so the sum can be smaller than the provincial total. A separate source (e.g. the CBRT House Price Index) is needed for price trends.

House Price and Rent Index: The Hatay Region

According to the CBRT's August 2026 bulletin, in the TR63 region covering Hatay, Kahramanmaraş and Osmaniye the house price index rose 22.1% in nominal terms on the same month a year earlier (Türkiye: 23.0%). The new-tenant rent index rose 26.4% in the same region (Türkiye: 26.4%).

Türkiye house price, annual real change (CPI-adjusted)−6.5%August 2026[1]

What does this data mean for an investor?

The TR63 region's house price rise (22.1%) is 0.9 points below the national average and mid-table among the 20 regions (lowest 13.0%, highest 27.0%). Prices around Hatay are therefore rising more slowly than in metropolises such as İstanbul (26.3%). The rent index rose 26.4%, 4.3 points more than the price index, which may point to a rising rent-to-price ratio (interpretation, since indices show change, not level).

Nationally, the price rise corresponds to a 6.5% real decline: the nominal rise stayed below inflation. The bulletin gives no regional real change for TR63, but since its nominal rise (22.1%) is below the national one, the real loss there may be larger (interpretation). What it means for an investor: a plan that treats housing as a store of value should look at this indicator together with rental yield; a nominal rise alone is not evidence of return.

Limitation: The indices refer to the Hatay–Kahramanmaraş–Osmaniye region (TR63), not to Hatay alone; no Hatay-only value is published. The indices (2023=100) give neither a price per m² nor a rent amount, only change. By the CBRT's method, house values come from valuation reports prepared for loan applications (a completed sale is not required) and quality effects are removed by hedonic regression. The bulletin address is updated each month; the August 2026 issue is used here.

Figures come from official sources; interpretations are Invest Hatay's own and are not investment advice.
