How Foreigners Can Buy Property in Turkey: The Hatay Process

Interest from foreign investors in Turkish real estate keeps growing, particularly from the Gulf and Europe. Hatay has become a distinct focus of that interest, thanks to both its historic and cultural value and its post-earthquake reconstruction. In this article, we walk through the practical steps for a foreign investor buying property in Hatay.

What Is the Reciprocity Principle?

Foreigners' right to acquire property in Türkiye rests on the principle of reciprocity: nationals of countries that grant Turkish citizens the right to buy property can generally enjoy similar rights in Türkiye. Since this scope can be updated from time to time, it's important to verify the current status for your nationality before starting the purchase process.

Military and Security Zone Checks

Due to its proximity to the Syrian border, parts of Hatay can be subject to military prohibited-zone or security-zone restrictions. In these areas, foreign nationals acquiring property may require additional permits, or it may not be possible at all. That's why, before evaluating a parcel, it's necessary to confirm eligibility with the relevant land registry and, where needed, military authorities; we handle this check on your behalf.

Documents Required for the Title Process

  • A valid passport, with a notarized Turkish translation where required
  • A tax number obtained from a bank in Türkiye
  • A bank account opened for foreign nationals
  • A land registry appointment with a certified translator present, where required
  • If proceeding via power of attorney, a notarized document with clearly defined scope

Can I Buy Without Traveling to Türkiye?

Yes. Through a power of attorney issued at a notary in your own country or at a Turkish consulate near you, you can authorize a trusted representative (such as your advisory firm) to handle the process. Defining the scope of that power of attorney clearly and narrowly is important, to prevent any ambiguity down the line.

The Residence Permit Link

Under certain conditions, property ownership can form the basis for a short-term residence permit application. Since the criteria here can change over time, if you're planning around a residence permit, we cover the current requirements in detail during our consultation.

Conclusion

Acquiring property in Hatay as a foreign investor stops being complicated with the right guidance. From the reciprocity check to the title deed process, from power of attorney to the residence-permit link, we're with you at every step, in Turkish, English and Arabic.

From the official data

Home Sales to Foreigners: What the Official Data Show

TurkStat publishes home sales to foreigners by province, but the 2025 table lists only the provinces with the highest sales as separate rows, and Hatay does not appear among them. No current district-level figure for this indicator was found in the official sources.

IndicatorValueYearSource
Türkiye: homes sold to foreigners21,5342025[1]
Türkiye: homes sold to foreigners23,7812024[1]
Hatay: sales to foreigners (province row)Not shown separately2025[1]

What does this data mean for an investor?

Nationally, sales to foreigners fell from 67,490 in 2022 to 21,534 in 2025. It can be inferred that Hatay's share of this pool is small, which is why it gets no separate row, but the data do not give the exact ratio. An investment plan that targets foreign buyers has to accept that this demand cannot be proven with official statistics and should be tested with field information and actual deed transactions.

Limitation: Based on province-level data published only for the top-ranking provinces; no figure has been produced for Hatay.

House Price and Rent Index: The Hatay Region

According to the CBRT's August 2026 bulletin, in the TR63 region covering Hatay, Kahramanmaraş and Osmaniye the house price index rose 22.1% in nominal terms on the same month a year earlier (Türkiye: 23.0%). The new-tenant rent index rose 26.4% in the same region (Türkiye: 26.4%).

What does this data mean for an investor?

The TR63 region's house price rise (22.1%) is 0.9 points below the national average and mid-table among the 20 regions (lowest 13.0%, highest 27.0%). Prices around Hatay are therefore rising more slowly than in metropolises such as İstanbul (26.3%). The rent index rose 26.4%, 4.3 points more than the price index, which may point to a rising rent-to-price ratio (interpretation, since indices show change, not level).

Nationally, the price rise corresponds to a 6.5% real decline: the nominal rise stayed below inflation. The bulletin gives no regional real change for TR63, but since its nominal rise (22.1%) is below the national one, the real loss there may be larger (interpretation). What it means for an investor: a plan that treats housing as a store of value should look at this indicator together with rental yield; a nominal rise alone is not evidence of return.

Limitation: The indices refer to the Hatay–Kahramanmaraş–Osmaniye region (TR63), not to Hatay alone; no Hatay-only value is published. The indices (2023=100) give neither a price per m² nor a rent amount, only change. By the CBRT's method, house values come from valuation reports prepared for loan applications (a completed sale is not required) and quality effects are removed by hedonic regression. The bulletin address is updated each month; the August 2026 issue is used here.
