We're with you through every step of a Turkish citizenship application via $400,000+ real estate investment, from the valuation report to the presidential decision.

Citizenship through real estate: a clear five-step process

Türkiye offers a path to citizenship for foreign investors, and their families, who purchase real estate worth $400,000 or more. This threshold can be met with a single property or by combining several whose total value exceeds it.

The process has five main stages: completing the investment; obtaining an eligibility certificate backed by a report from an SPK-licensed valuation firm and a Foreign Exchange Purchase Document (DAB); an investor residence permit; the citizenship application; and, following a security review, a presidential decision.

Hatay's reconstruction offers both residential and commercial projects that already meet the $400,000 threshold and developing areas likely to reach it early; a dual opportunity for both citizenship and long-term value appreciation.

Critical points in a citizenship application

  • The requirement to annotate the title deed with a 3-year non-sale restriction
  • Value is determined by an SPK-licensed appraisal report, not the declared price
  • The requirement that payment be brought into Türkiye in foreign currency and paid via a Turkish bank
  • Checking the title deed for any mortgage, lien or annotation before investing
  • The security review being the one variable most likely to affect application timing

Common questions on Turkish citizenship

Yes. Multiple residential or commercial properties can be combined as long as their total value is $400,000 or more; all of them need the 3-year non-sale annotation recorded on the title deed at the same time.
